If you found a home that you like you need to make sure you hire a home inspection service before you sign the papers. A home inspection is important as this will show you problems that you may not be aware of. If problems are found, the current owner of the home should take care of them for you.

Inspect the Foundation

One of the most important parts of a home is the foundation. This is because the foundation has to support the entire home. If a home inspection company finds severe foundation issues you should look further for a home. Some foundation problems can be repaired, however. 

The inspector walks around the perimeter of the home to look for sloping, cracks, and settlement problems. If the home has a crawlspace, they will inspect it as well for mold, moisture, and warping. If problems are found in the crawlspace this can affect the foundation. The inspector inspects the foundation for cracks as some cracks are a sign of significant problems. For example, cracks that appear like staircase steps mean trouble. Small vertical cracks are normal on any foundation. There may be cracks that zig zag that can also mean trouble. 

Roof

The inspector inspects the roof to ensure it is in good condition. They look for cracked or missing shingles, algae and/or moss growing on the roof, and the overall roof integrity. They will ask the homeowner how old the current roof is. 

The roof is important as this is what protects you and your family from rain, snow, and wind. The roof also keeps the home insulated and provides it with good ventilation. A roof can be expensive to replace so if it is old or has a lot of problems, ask the current homeowner to replace it before you buy the home. 

Plumbing

The inspector inspects all plumbing in the home. The last thing you want to have is a plumbing leak. Some problems could lead to burst pipes which can cause a lot of damage inside the home. 

The inspector will check all pipes, bathtubs, showers, toilets, faucets, sinks, and spigots outside the home. They look for pipes leaking or pipes that are cracked or corroded. They look for drainage issues in sinks, tubs, and toilets. Plumbing problems can get expensive. If anything is found, the current homeowner should contact a plumber to take care of the problem. 

There are other things the inspector will check, such as the electrical system and HVAC system.
